Planting a nest egg on the equity built in your house

Hello to all, I wanted to share some information that I deal with everyday that I am not sure if Canadian homeowner’s are aware of. This is aside from the business perspective but still tied into it because we are all here to make money but also save money in the long run. A lot of financial institutions offer what is called a “total equity plan mortgage” or some name close resembling that. The concept of this type of mortgage is that you can take the equity that you have built in your house (up to 75% of your home’s total worth) and after paying some of it off with your hard earned money you can borrow some more on a line of credit. What? :-( You are probably asking yourself. Why would I want to take on more debt? This is smart debt to take on, if one can do it.

There is a trick to this logic, when borrowing on the equity of your home; you are only required to pay back interest only. The trick is to have your money invested earning between 10 to 12%; on good years up to 18% and build your nest egg. The interest you are paying because you are a Canadian citizen is fully tax deductible if it is used for investment purposes only as per Revenue Canada guidelines on schedule 4 of a T1 general.

With this type of a plan you can finally earn equal to what the bank earns off of borrowing your money and reinvesting it, while it is sitting in your cozy, high paying 0.2% savings account. This is one of the many tricks that banks never tell you about that over time are savings that could have resulted in much larger nest egg, in addition to the money refunded in your pocket at year’s end by Revenue Canada as per the interest deduction mentioned above.

Properous and abundant New Year & Merry Christmas!

Hello to all, I wanted to extend my wishes of a merry christmas and a happy new year to everyone. It has been a prosperous year with an even better one to come! I wanted to share some of my insights from 2008 with all my readers in the hopes of sharing some positive stories and feedback, because the media just isn’t cutting it lately. They obssessively seem to be stuck in doom and gloom land which I will not give credit to or pay attention to.

2008 was an awesome year for Golioth Enterprises, it confirmed what I always knew to be true. Like a scene out of “Field of Dreams” I had the notion to build Golioth Enterprises as if a voice in the quiteness of my mind was saying if you build they will come… sound familiar? So I did, I designed websites, blogs, database templates and built networks of pepole across the web who were interested in the same thing I was interested in… What was it? Business/Tax Planning for Eco-friendly businesses! So the word spread and I stuck to my orginal intention of assisting as many people and businesses to propser in 2008; and so they did. My intention as I have always stated in my blogs was to assist the many (everyone I can) and not the few (myself) and my true passion came to life more than it ever has. To my self this is a Christmas Gift that no other gifts can compare to, because it reaffirms and gives purpose to my passion and essence.

So with this being said all I can say is: Merry Christmas to you and yours and have an abundant & joyful 2009. May it be the best year of our lives yet to come.  Live in love, health, wealth and prosperity.

Is your cash flowing, within your business entity? If so why not?

Hello to all, as an independent contractor and business consultant; I come across the opportunity to evaluate corporations and their business dealings. My experience has taught me that unfortunately when it comes to business most people (businesses) fly by the seat of their pants so to speak!

This is not recommended, when it comes to running a business. Planning your business procedures, protocols and routines are necessary. I have come across too many companies that I have provided consulting for that are in debt, and barely being able to hold on to their business relationships with vendors and which in turn damages their relationships with their customers.  How does this vicious cycle work? Well it is a bit long winded but let me tell you how this occurs and we’ll look at how to avoid this trap!

You see when you are in the course of business there are many details to look at, there’s your marketing and networking to make sure you have business (customers) rolling in and then there’s the operations side which is maintaining production and product flow. Both are imperative and both require vendors that you need to deal with. Upsetting either marketing or operations vendors hurts your business! How can this happen? Not paying your bills that is how. It is very important to analyze your weekly cash flow and be able with a big degree of certainty telling your vendors when and how they will be receiveing payment. There are many factors that will affect your cash flow; lavish company spending, lack of controls within your company where employees are being wasteful within your organization and the big one: not collecting on your receivables!

Too many companies let the issue of not collecting on their receivables from customers slide because they think that it will alienate the customer, or they will not have processes in place to follow up and keep track with these types of customers to collect on your businesses services that were provided. This is uncalled for and quite frankly not fair to your business! Your vendors wouldn’t tolerate with this type of behaviour from you, so why put up with this kind of behaviour from these kinds of  customers? Worries of losing such customers is wasted energy that could be efficiently used to drum up new business. There are milions of people out there in the world do you really think that customers who behave that ways are keeping your business alive? NO!

The point is this, if you have a solid business with good services and products being provided; than it is much more worth your time developing relationships with new customers and contacts rather thatn wasting your time with customers who do not respect or appreciate the products and services your business provides. Lastly, you still should collect on those receivables because the capital collected will go a long way in assisting your business gather new clients that are the kind of clients that you want to have business dealings with.

How to find deductions when you are an employee of your own company!

When working for your own business, there are sometimes perks to owning one own’s business. The deductions you will be able to claim in terms of travel, meals and lodging are beneficial and tax deductible. When setting up a business if it is an incorporated entity one may use travel time as a business deduction. The general rule is that as you the employer/owner of your corporation can sign what is known as a T2200 “Declaration of Conditions of Employment ” I have attached the form which can be found on the Revenue Canada website which explains what is to be included. Also this is the link to read up on what is allowable and what is not, http://www.cra-arc.gc.ca/E/pub/tg/t4044/t4044-07e.pdf. There are mileage stipulations for allowed travel, but if you meet these requirments you may use these deductions. As always when dealing with any governmental agency it is imperative that you keep well detailed records that can be substantiated in the case of an audit arising. If need be, everytime you get a receipt write on the receipt itself where and when the expense occured and for which job it was related to; so you can trace it back to an invoice that was sent out to a customer to relate the expense to cost of earnings in case of audit.
